Concrete tiles are durable, energy efficient, and add the aesthetic qualities that get your home noticed. They come in many colors, and styles to complement any residential or commercial design. Whether you are a builder or a homeowner, tile roofs will increase the value of your home.
Concrete tile are made with Portland cement, sand, and water, then set in molds under high pressure. Color may be added to the surface of a tile or dispersed throughout (color through). In addition, each tile type may have separate field, ridge, hip, gable and terminal tiles that are various shapes.
The disadvantage of tile roofs is that the underlayment doesn’t last the life of the tile. Tiles are not waterproof. Tiles are a watershed and a decorative roof covering. The actual waterproofing is provided by the underlayment, installed underneath the tile. Underlayment deteriorates over time, especially in the “Arizona sun”. This usually takes 15 to 20 years, depending on several factors, and then the underlayment must be removed and replaced.
As a result when a 12-15 year tile roof starts to leak the tile has likely outlived the underlayment and it is often more than just a leak. Often, it is a sign that the underlayment is deteriorating. Delaying the complete replacement of the underlayment beneath the tiles, could result in roof deck and fascia rot and ongoing frustration for the homeowner, not to mention the damage to the interior contents of the building. Routine maintenance and timely repairs can ensure that your roof performs at its best.
The most widely used roofing material is the composition shingles, is also known as Asphalt shingles. The durability of shingle roofs makes them a great choice for any new roof. Shingles come in three basic choices; 3 tab shingles, architectural shingles and designer shingles.
You may be able to put off some home repairs for awhile, but cracked, curled, or missing roof shingles are signs that your roof is at the end of protecting your home and requires immediate attention. If neglected, it can lead to thousands of dollars in water damage and repairs.
It is important to know the advantages and disadvantages of each shingle type. There are three shingle options; “good, better and best”. However, architectural shingles are only slightly more expensive and have many advantages over three-tab shingles.
3-Tab asphalt shingles: considered to be a builder grade shingle, and provide basic protection. It is one of the thinnest grade shingles that you can purchase.
Architectural shingles: are priced just a small amount higher than the most common asphalt 3 tab shingles, lending an air of elegance with their raised appearance. The heavier weight and 3D appearance make them an ideal choice for hiding roof imperfections. Architectural shingles also have a higher wind and fire rating.
Designer shingles: Designer shingles are made to look like other materials, like wood shakes or slate. These shingles are generally more durable and have a distinctive look, but are also considerably more expensive. This is the best; they weigh the most and would cost the most.
Shingle Roofing Resources:
The structure of your home will determine how heavy your roofing material can be, homes can handle shingles well because they don’t impose much weight on the structure of the home. However, where two layers of roofing are already in place, building codes typically require stripping the roofing down to the sheathing. Most roofs are strong enough to hold two layers. But installing some of the heavier laminated shingles over even a single layer may overstress some rafters and other structural parts. Another reason we recommend complete removal is so you don’t miss any rot, water damage, or insect infestation underneath.
Shingle roofs last a long time. If your roof isn’t getting the life expectancy it should, it could be due to improper ventilation.
A flat roof is a roof which is almost level in contrast to the many types of shaped roofs. The slope of a roof is properly known as its pitch and flat roofs have very little. Flat roofs are an ancient form mostly used in arid climates and allow the roof space to be used as a living space or a living roof.
Despite roof appearances, roofs should never be flat surfaces; they should have a slope form to facilitate the draining of water. The shape of the roof should not allow any water to collect on the surface. If there is any kind of Ponding water (Ponding water is defined as the water which remains on a roof 48 hours or more.), it shows that the roof has a problem. As water accumulates, deck deflections (sags) can increase, resulting in more standing water which could compromise the structural integrity of the deck. Ponding water creates hydrostatic pressure that forces water into even the tiniest pinhole imperfections.
Regular maintenance of your scuppers and roof drains is essential for proper drainage and necessary to prevent a leaky roof, without proper drainage, your flat roof can pond water and debris, which accelerate the breakdown of your roofing materials, attract dirt/mud and algae, and quickly destroy any reflectivity of reflective coatings.
This can void your manufacturer’s warranty and significantly reduce the life of your roofing system.
